The City has adopted Permit Ready Building Plans for various sizes and configurations of detached ADU’s. See attached link for a summary prepared by the City of Encinitas for their Permit Ready ADU Program.
To utilize the Permit Ready Plans there is no charge from the City of Encinitas. The Building Permit application requires the submittal of a Site Plan that shows the location of the ADU and also such things as property lines, existing structures, set-backs, existing easements, access to the ADU, drainage, sewer lines, water lines, and electric. This Site Plan is typically prepared by a Civil Engineer or Architect.
The City does not charge any fees for plan check or Inspection on the Building Permit Application (which includes the Site Plan). School Fees are required for projects exceeding 500 sf. Water and Sewer fees may also apply.
